Underpinning around Coopers Plains
The centre of the suburb reads as the Sunnybank Formation, sandstone, conglomerate, silty clay, siltstone and clayey mudstone of Eocene to Oligocene age, and the north as the Woogaroo Subgroup, sandstone, siltstone, conglomerate and coal from the Late Triassic to Early Jurassic. The south and west are flood-plain alluvium. The east is colluvial and residual deposit, clay, silt, sand, gravel and soil. Alluvium is the commonest of the four, at two of five points.
CSIRO separates granular ground, where erosion is the usual trouble, from clay, where the trouble is saturation and swelling and shrinking. This suburb's mapped units include clay-bearing and sand-and-gravel ground both, so what has gone wrong under one footing tells you little about a footing elsewhere in the suburb. Classification of the block itself generally comes from a geotechnical report.
Permits and Brisbane City Council rules
A large part of Coopers Plains sits in Council's creek and waterway flood planning area, and a smaller part in the Brisbane River flood planning area. Council says overlays can change how much filling or excavation needs no planning approval. Underpinning excavation is building work in Council's guideline, so the practical first call is to a licensed building certifier, with the flood mapping for your lot in hand.
